Job Description:\n\nDaily Site Visits\n* Site Safety\n* Make certain OSHA regulations are being followed by all trades\n* Correct any unsafe behavior\n* Jobsite cleanliness and organization: Lead by example\n* Have subcontractors to clean up and organize there materials on site\n* Clean up jobsites daily\n* Organize materials on jobsite daily\n* Manage and Direct Quality Control\n* Meet and exceed all quality requirements \n* Good enough is not good enough\n* Epic Homeâs Mission\n* On Time Projects\n* On Budget Projects\n* Exceed our quality expectations\n* Do it right or donât do it at all\n* Do not cut corners\n* Photos and Videos\n* Daily âCompany Camâ photos and correspondence with Epic Team\n* Take Photos during construction and organize them or save them to a project file \n* If OSHA ever shows up on site daily photos show and prove that we are not being negligent\n* Before insulation has started on the project, a video must be taken of all Rough-ins \n* Pay special attention to the following:\n* Electrical locations such as lights on ceilings, outlet locations, and any other unusual electrical conditions \n* Mechanical ductwork and gas lines \n* Plumbing water lines and vent pipes \n* Move equipment, trailers, and material on site as necessary\n* Be on board with getting your hands dirty when needed: âDo whatever it takesâ attitude\n* If your capable of doing the work and it needs to be done: Git er done\n\nCommunicating with Subcontractors\n* Jobsite Cleanliness and material organization\n* Remind subs to clean up after themselves and organize there materials on site\n* This is critical to clients experience\n* Communicate Project Specs to trades\n* Specs posted on site for all trades\n* Confirm plans match job specs as needed\n* Confirm any discrepancies and clarify as needed\n* Manage subcontractorâs job scope per project based on plans and contract specs\n* Prepare all pertinent information for subcontractors on site prior to start date\n* Example: Framing Materials, Specs, RO Schedules, Timber Framing Specs\n* Seek out needed specs from\n* Projects Managers\n* Interior Designers\n* Confirm that contract specifications are being implemented on site by all trades\n* Subcontractor Schedule and Site Meetings\n* Coordinate subcontractor's start times and on-site walkthroughs\n* Schedule on site meetings as needed\n* Out of town projects: Line up meetings with multiple trades on the same day\n* Use bluebeam as needed to provide information on site\n\nCommunicating with Vendors\n* Delivery Coordination\n* Coordinate and schedule material deliveries\n* Coordinate material returns\n* Make sure materials are neatly organized and ready for pickup\n* Any used materials either brought to shop or thrown away as needed\n* Ordering additional materials as needed\n\nCommunicate with Project Manager\n* Discuss project costs such as changes in scope, change orders, and any other financials changes with PM\n* Give day to day site information to PM so they can update live schedule\n* Learn to use and update âCompany Camâ daily with site photos and collaborate with PM\n\nProject Close-Out\n* Confirm Punchlist Process is completed prior to move in date. \n* Make a final project punch list along with any items that will need to be completed at a later date (such as installing an A/C in the spring when the project closes in the winter)\n* Manage, track, and update the final punch list and any follow-up that is required \n* Once the project is complete, manage and schedule any warranty items for finished projects\n* Give office staff all info for creation of the clients post-construction binder that includes the following:\n* All updated and necessary product manuals that were used on that project\n* Homeownerâs Maintenance information\n* New Home Orientation: With Project Manager\nOn site walkthrough with trades showing homeowners how to maintain specific home components\n* Give clients post construction binder which includes home maintenance guide\n* Review home maintenance guide with clients\n\nClient Interactions\n* When communicating with a client remember to always interact with the highest level of professionalism \n* Remember that âWe Work for Themâ\n* Its your PMâs job to be our client main point of contact\n* This chain of command is very important and confusing to clients if not handled this way
